EOS is set to be built in Newstead. October, 2026.
Brisbane’s inner-city apartment model has been challenged with the unveiling of EOS, a 30-storey Newstead tower built around wellness, work and social connection.
Plus Studio has unveiled designs for EOS – a 30-storey residential tower in Newstead designed through an integrated approach to residential, wellness and social spaces.
The project is set to include 161 two and three-bedroom apartments that will replaced sit two vacant low-rise commercial buildings on the Doggett St site.
Danny Juric, director at Plus Architecture, Chrisney Formosa, principal at Plus Architecture.
Developed in collaboration with Pikos Group, Plus Studio principal Chrisney Formosa said EOS was conceived not as a conventional apartment building but as a micro-community – one that brings together work, wellness and social life within a single, cohesive environment.
“Brisbane is entering a period of significant change, and with that comes a responsibility to rethink how we deliver housing in the city,” Ms Formosa said.
“For us, EOS is about testing what that next phase looks like – creating a building that can support and adapt to how people want to live long-term.”
The design is anchored by the concept of “morning” – a state of clarity, energy and intent.
This philosophy is brought to life through two recreation levels, where wellness, movement, and social connection are combined.

Amenities include multifunctional rooms, outdoor gathering and dining spaces, a gym, pool, three plunge pools, and rooftop gardens overlooking the Brisbane River and city skyline.
The tower will have a sculptural facade with layered materiality and integrated planting.
Set against Newstead’s predominantly industrial streetscape, Ms Formosa said EOS was a deliberate counterpoint, offering a sense of calm within the urban environment.
The ground level is also set to include a proposed cafe.
The design reflects Plus Studio’s collaborative process, with planning, amenity and architecture in close partnership with Pikos Group.
EOS is the first in a forthcoming series of collaborations between Plus Studio and Pikos Group, reflecting a shared commitment to raising the benchmark for inner-city living in Brisbane.
Prices for apartments and a building timeline have not yet been released.
