The listing at 1229 Cooroy Belli Creek Rd, Ridgewood attracted six groups in its first week on the market and received two written offers in its second.
The sale has left six cash-ready buyers searching for a similar Noosa Hinterland property.
Selling agent and CJRE Director Chris Jarrett said the result showed buyers would still move quickly for rare properties, despite becoming more cautious across the wider market.
“We now have at least 15 serious buyers looking for this type of property, including six who are cash-ready and able to purchase immediately,” Mr Jarrett said.

Around 30 per cent of prospective buyers were local to Noosa, 30 per cent came from Brisbane and the remainder included buyers from rural Victoria and South Australia.
The property was purchased by a young interstate family with two children who wanted to move to the Noosa Hinterland.
The luxury home sits on a 151.8ha block in the Noosa Hinterland.
“They’re a lovely, hardworking young family who saw the opportunity to create an incredible life here with their children,” Mr Jarrett said.
“They weren’t looking for a large commercial farming operation.
“They wanted the space, privacy and lifestyle, with enough productive land to run cattle and generate an agricultural return.”
Approximately 180 head of cattle formed part of the offering.
The estate includes the established Belli Beef regenerative farming operation.
Approximately 180 head of cattle formed part of the offering, along with cattle infrastructure, spring-fed dams, extensive water storage, an orchard, vegetable gardens, beehives, cold storage and direct-to-consumer beef systems.

The renovated main residence is supported by separate guest accommodation, an income-producing cottage and an architect-designed office pavilion.
The sellers invested $1m in the office pavilion, creating a premium workspace capable of supporting a substantial business from the property.
The living area.
“We sell extensively within the premium property market, but this was on another level,” Mr Jarrett said.
“It combined a substantial but manageable landholding, an exceptional residence and the opportunity to generate an agricultural return.
“It offered the scale and privacy of a major rural holding without requiring the buyer to take on an enormous commercial operation.”

Other features include a 22m pool, spa, sauna, commercial-grade gym, fibre internet, estate-wide Wi-Fi, backup power and facial and number-plate recognition security.
Mr Jarrett said the sale was significant in a market where buyers are taking more time to transact.
“Urgency has eased across the wider market, and buyers are doing more due diligence before making a decision,” he said.
“But lifestyle properties like this are still moving because buyers understand how difficult they are to find and replace.”
The 22m pool.
“Noosa continues to have a strong pull for people who have worked hard and want to enjoy the lifestyle their success has given them.”
“The market has become more measured off the back of five unprecedented years, but demand for exceptional property is still there.”
