DUBAI: Kasumigaseki Properties Development, the real estate development arm of Kasumigaseki Capital Co., Ltd., has introduced its approach to the UAE market, built around quality, peace of mind and purposeful innovation.
The announcement marks a new chapter for the group in the United Arab Emirates, building on its established presence as a real estate investor. Through Kasumigaseki Properties Development, the group now intends to develop its own projects locally, bringing the Japanese standards of quality, care and long-term thinking that underpin its approach to real estate.
The move comes as buyers and investors in the United Arab Emirates place greater emphasis on build quality, functionality, reliable delivery and long-term asset performance, alongside established priorities such as design and location. Kasumigaseki Properties Development responds to these priorities by beginning every project with a period of research into the site, the people who will live there and the challenges the project needs to address. Decisions on design, materials, technology and delivery are made only after this understanding has been established, with each decision supported by evidence — a discipline the company calls “The Art of Knowing.”
The same philosophy underpins Kasumigaseki Properties Development’s three core values. Japanese heritage is not merely an aesthetic reference for the company; it is embedded in its governance, decision-making, design and long-term commitment.
Hinshitsu (quality) represents an uncompromising standard applied to every material, every decision and every person the company builds for, regardless of price point. This is reflected in precise detailing, carefully planned spaces and craftsmanship, with materials selected for their performance over time as well as their appearance. The company also aims to
Anshin (peace of mind) means ensuring that customers feel they are in safe hands, from the first conversation to long after the sale. At an institutional level, this commitment is supported by Kasumigaseki Capital, which was founded in 2011, listed on the Growth Market of the Tokyo Stock Exchange in 2018 and transferred to its Prime Market in 2023. The company is externally audited and publicly accountable. As of Aug. 31, 2026, the group reported 135 projects, with a combined project pipeline and assets under management (AUM) of approximately $7.69 billion, an increase of 83.5 percent from the end of the previous fiscal year.
Kakushin (innovation) represents the pursuit of what comes next. The company continually seeks better ways to build, serve and give back. Kasumigaseki Properties Development introduces innovations where they can make daily life easier, plans homes around how residents actually use them and bases its ideas on research into market needs. Accordingly, kakushin reflects the discipline of not repeating what already exists when a better solution is possible.
Tatsuya Suzuki, chief executive officer of Kasumigaseki Properties Development, said:
“Investing in a building and creating one carry very different responsibilities. As investors, we assessed the work of others. As a developer, every detail is ours to answer for, from the first drawing to handover and every year that follows. We are taking that on in the United Arab Emirates because we believe buyers here are ready to expect it from every developer, and we intend to be the one that delivers it.”
Kasumigaseki Properties Development’s philosophy remains consistent across different price points. Its projects may span various market segments and architectural styles, with each shaped by its location and the people it is designed for. However, the same standards of quality, long-term care and purposeful innovation apply to all projects. The developer behind each project remains the same, while each development retains its own identity.
Each project also follows Kasumigaseki Capital’s philosophy of “Turning Challenge into Value,” which begins by identifying unmet market needs and applying capital, design and operational expertise to address them. For residents, this could mean more efficient use of space, more durable construction, better community planning or greater continuity between project delivery and long-term ownership.
This continuity is central to Kasumigaseki Properties Development’s approach, extending beyond handover through after-sales support and accountability to the communities it serves. These commitments put anshin (peace of mind) into practice through ongoing stewardship beyond project delivery.
Further details of Kasumigaseki Properties Development’s first development project in the United Arab Emirates will be announced soon.
