    3901/443 Queen Street, Brisbane sold for $955,000.

    A Brisbane riverfront apartment sale has revealed what buyers will still pay in a falling market.

    The apartment at 3901/443 Queen St, Brisbane City sold for $955,000 through Place Bulimba’s Tom Kralikas and Bernadette Vivienne.

    The sale price is $350,000 more than the median price for one-bedroom units in the Brisbane City suburb.

    Positioned on level 39, the apartment combines Brisbane River and Story Bridge views with access to a 25m infinity pool, gym and private dining facilities.

    Mr Kralikas said the result highlighted why sellers needed to understand what made their property worth choosing in a more selective market.

    “You might look at the basics and see one bedroom and no carpark. But that doesn’t tell you what someone is buying here,” Mr Kralikas said.

    “They’re buying the outlook, the riverfront address and access to facilities that become part of their everyday life.”

    The sale comes as federal budget changes alter the investment equation for established properties, with negative gearing to be restricted to new residential properties from July, 2027.

    Mr Kralikas said lifestyle appeal gave quality apartments another reason to attract buyers beyond their investment potential.

    “Investors are looking harder at the numbers, so sellers can’t assume the same pool of buyers will compete for every apartment,” he said.

    “A property also needs to make sense to someone who wants to live there.

    The layout, outlook, building quality and location all matter.”

    At 443 Queen Street, residents have access to a full-floor recreation deck with riverside leisure and entertaining facilities, while the CBD location puts dining, employment and transport close by.

    “For someone who wants to walk to work, restaurants and the river, parking may carry less weight than it would elsewhere,” he said.

    “Almost $1m for a one-bedroom apartment without a carpark is a substantial result.

    “It shows buyers will still pay for a property that gives them compelling reasons to choose it.”

    Realestate.com.au senior economist Eleanor Creagh said the country’s housing market looked completely different after four interest rate rises this year, with higher borrowing costs reshaping buyer demand.

    “In Brisbane, Perth and Adelaide, the number of homes available for sale has increased significantly through 2026,” she said.

    “That is providing buyers with considerably more choice than they had during the previous upswing, when limited stock was one of the factors contributing to strong competition and rapid price growth.”
