Brisbane’s ‘X-factor homes attract buyers who are chasing rare character designs, despite the shifting market.

Buyers are no longer chasing every property – but when a genuinely irreplaceable home hits the market, the competition is fierce, a leading Brisbane agent reveals.

From an industrial conversion to a riverfront Queenslander and a Paddington architectural reinvention, Place New Farm partner and lead agent Heath Williams revealed buyers were competing for homes with character that can’t be replicated.

This former hospital building at 24 Brisbane St, Annerley sold for a suburb-record $4.45m.

More than 60 groups inspected 61 Beck St, Paddington at its first open home.

Mr Williams sold a former Annerley hospital outbuilding for a suburb-record $4.45m and a Yeronga riverfront Queenslander for $6.25m, while more than 60 groups inspected a 708 sqm Paddington home at its first open.

Mr Williams said the homes differed in style, location and price, but each had a distinct identity.

“What does an industrial conversion, a riverfront Queenslander and a Paddington architectural reinvention have in common,” Mr Williams said.

“Each has its own X-factor. ‘Unique’ gets used far too easily in property, but these are genuinely unique homes with character, history or design you can’t reproduce.”

66 Yeronga St, Yeronga recently sold for $6.25m.

Triangle House at 1 Sherman St, The Gap sold for $1.415 million.

He said buyers who valued architecture weren’t confined to specific suburbs or price brackets. “Buyers still have FOMO, but it’s more specific now,” Mr Williams said.

“They aren’t rushing at every property; they act when they find something they know they won’t find again.

“People who love architecture will follow a home with the right story, design or features; they aren’t suburb specific.”

    24 Brisbane St, Annerley sold for a suburb-record $4.45m.

At 24 Brisbane St, Annerley, architect Ric DeLuca transformed a former hospital outbuilding, retaining its sawtooth roofline, exposed brickwork and original structure.

The residence occupies an elevated 1,008 sqm allotment and attracted multiple offers and 61,968 listing views.

At 66 Yeronga St, buyers were prepared to take on a renovation project for a piece of Brisbane riverfront.

The 1915 Queenslander sits on 2,555 sqm of absolute riverfront land and attracted multiple offers at the campaign’s close, selling for $6.25 million.

1 Sherman St, The Gap sold for $1.415 million.

At a different price point, Triangle House at 1 Sherman St, The Gap, sold for $1.415 million with multiple offers through Mr Williams’ team and co-agent Chris Conway.

At 61 Beck St, Paddington, acclaimed Brisbane architects Lineburg Wang reworked a mid-century home into a distinctive 708 sqm residence, completed in 2020.

61 Beck St, Paddington is on the market.

Its architectural design brings together clay brick, rough-sawn pine and spotted gum, with established gardens, a swimming pool and a rooftop terrace adding to its appeal.

The property is being offered through top offers closing November 11.
