    NYC Apartments Under a Million: West Village, Chelsea

    For under a million dollars, one can find all sorts of housing configurations: park- and subway-adjacent studios, one-bedrooms hidden in carriage houses or former shoe factories, and even the occasional true two-bedroom. We’re combing the market for particularly spacious, nicely renovated, or otherwise worth-a-look apartments at various six-digit price points. 

    This week: Dueling West Village studios.

    9 Barrow St., Apt 6H

    The draw here is obvious: barrel-vault ceilings with exposed brick and a column, plus dark hardwood floors and a western view of the Empire State Building. It’s a studio loft on the sixth floor of the Halloran, a prewar condop in the West Village that once housed an 1890 printing house. The kitchen is petite but modern and efficient, and the bathroom is perfectly fine — a basic penny- and subway-tile job. The monthlies — $1,901, plus a $538.19 extra assessment running through December — cover a live-in super and part-time doorman, and there is a shared laundry room on each of the building’s eight floors. You’re right around the corner from the 1 train and Via Carota, giving you a solid advantage over the rest of the after-work crowd jonesing for a spritz.

    Another West Village studio caught our eye this week, this one on Jane Street. The location is a big factor at this co-op (especially since the $1,003 monthly maintenance fees get you little else), along with a fresh renovation that brought blonde hardwood floors, greige cabinetry, and a Bertazzoni gas range in the corner kitchen. There is some hint of personality in the bathroom thanks to the terrazzo floors and wall and vintage tub. There are two large closets, one of which is just off the sleeping alcove, and two windows facing the rear, hinting at natural light without so much street noise. The listing history suggests that this apartment has had some trouble finding a buyer, so you might have some negotiation room.

    This one-bedroom is in London Terrace Towers, part of the immense, vaguely Greek Revival complex that fills the block between 23rd and 24th Streets. The building encloses an acre of private landscaped courtyard, which the apartment’s airy living area overlooks. There’s prewar charm throughout — hardwood floors and crown molding — and the space has undergone a serious, quite stylized renovation: The open kitchen has dark-green flooring and a streaked-marble peninsula, and a built-in bar conspicuously displays Emmys belonging to the seller (Jon Adler, an executive producer on Stanley Tucci’s CNN travelogue series, in case you’re wondering). The hallways are dressed in leafy wallpaper, and the bathroom’s green-and-cream checkerboard tiling feels like it was pulled right out of the Mackenzie-Childs catalogue. The bedroom can easily fit a king mattress, and storage is covered with five closets, three of which are walk-ins. At $2,911 a month, the maintenance fees are steep, but they cover a full-time doorman and live-in resident manager plus access to a 75-foot heated indoor pool with sauna and steam rooms, a fitness center, a planted roof deck, a bike room, shared laundry, and that courtyard.

    This one-bedroom is between First and York avenues, which is pretty far east, but the generous layout and details do a lot of compensating. It’s got parquet throughout, and the kitchen has a breakfast bar as well as swanky updates including cherry cabinetry and stainless steel appliances. The bedroom is upstairs, with a pair of oversize windows that nearly reach the ceiling and enough space for a home-office corner. The $1,317 maintenance fees (plus a $72.60 monthly assessment through May 2028) get you in-building laundry and a live-in super and also access to a private landscaped garden that feels like something out of a storybook. Yes, it’s more than a ten-minute walk to the nearest subway, but the M15 runs up First Avenue and down Second.
