NYC Apartments Under a Million: Park Slope, West Village

The living room featured in this listing photo for a West Village tree house comes with skylights for extra breathing room.

For under a million dollars, one can find all sorts of housing configurations: park- and subway-adjacent studios, one-bedrooms hidden in carriage houses or former shoe factories, and even the occasional true two-bedroom. We’re combing the market for particularly spacious, nicely renovated, or otherwise worth-a-look apartments at various six-digit price points.

This week, we have a collection of apartments with a lot of character that have been on the market for a while — which means it’s time to offer half.

    46 Commerce Street, Apt. 5

The architecture of this West Village studio isn’t cookie-cutter with the vaulted ceilings and brick walls shown in this listing photo.

This little studio is the top floor of a townhouse that dates back to the 1800s, and the location couldn’t be sweeter. It’s nestled on a quiet corner of Commerce Street right next to the Cherry Lane Theatre on arguably one of the best blocks in the West Village. It feels like another city. The apartment is small but very non-cookie-cutter and has everything you need (including a washer-dryer). The skylights help keep it from feeling claustrophobic. Monthlies are only $800, and the price keeps dropping so there’s probably some wiggle room I encourage you to work.

    110 Cambridge Place, Apt. 3C

There’s not much to go on in the listing photos for this co-op, but the windows are big and it’s a three-bedroom.

This apartment is a rare true three-bedroom in a prewar building. Details from the photos are scarce, but the rooms are large and there’s a washer-dryer in unit. It’s not mentioned in the listing, but the building is an HDFC co-op, which is why the price is so low for the middle of Clinton Hill — according to a recently sold unit in the building, buyers must have income less than 120 percent AMI (so less than $130,440 for one person, $149,160 for two people, etc.). I believe in you.

    90 Eighth Avenue, Apt. 1B

The unit was once a dentist’s office — this is the waiting room featured in the listing photo — but it has a lot of potential.

So this apartment was definitely a dentist’s office, but there’s a lot of potential. There are big windows and hardwood floors, and it’s 1,200 square feet. Bring your contractor, as they say. It’s in a prime location right off Grand Army Plaza. The main catch (other than cavities once being filled here) is that monthlies are high at $2,000.

    407 East 91st Street, Apt. 4E

The exposed wood and interesting lines shown in this listing photo add character to this Yorkville studio.

Here’s another one that made the list because it’s got some real charming character: the curved wall in the dining room and the exposed brick and all that wood throughout the space. It’s listed as a studio, but it’s basically a huge one-bedroom at 1,124 square feet. The bathroom and kitchen are both large, and there’s a 54-square-foot walk-in closet off the bedroom. The price has dropped $100,000 since March — once again, make this work to your advantage!
